Buying your first home in the Portland metro: a practical checklist

Buying your first home is a sequence, and the sequence matters more than any single step. Over years of working with first-time buyers across the Portland metro, we have watched the same mistakes repeat: touring before financing, negotiating before inspecting, and falling in love with a house before understanding its true monthly cost. This checklist is the order we use, in the order we recommend.
It is not a legal or financial guide, and your situation will have its own wrinkles. It is the practical route through the process, written by the brokers who walk it with clients every week.
The checklist, in order

Get pre-approved before you tour. Pre-approval tells you the number the bank believes, which keeps every tour honest and every offer credible.

Build a full-month budget, not a mortgage budget. Property taxes, insurance, utilities, and maintenance all live in the same column as the payment.

Rank your wishlist, then cut it to three non-negotiables. You will not get everything; decide in advance what you will not bend on.

Test the commute twice, once at the hour you will actually drive it. Map apps are optimistic; your own windshield is not.

Read the community, not just the house. Walk the streets at different times of day, on a weekday and on a weekend.

Save room in the budget for an inspection. A good inspector is the cheapest expert you will hire all year.

Keep your offer letter simple and your escalation clause disciplined. Emotion belongs in the decor, not in the price.
