Area Guide No. 13
Troutdale, Oregon
Multnomah County · About 15 miles east of downtown Portland
Troutdale calls itself the Gateway to the Gorge, and the name fits: the city sits on the south bank of the Columbia River at the western end of the Historic Columbia River Highway, about 15 miles east of downtown Portland. It is a river town with a working industrial side, home to roughly 16,000 people in eastern Multnomah County. Buyers choose it for the affordable homes, the easy I-84 commute, the Sandy and Columbia rivers at its doorstep, and the Columbia River Gorge and Mount Hood right up the road.

Why buyers choose Troutdale
Troutdale grew up as a company town around the Reynolds Aluminum smelter, which opened in 1941 and anchored the local economy for decades. When the smelter closed in 2000, the city reinvented itself: the old industrial grounds became the Troutdale Reynolds Industrial Park, and Troutdale settled into its role as a residential river town and a regional hub for logistics and manufacturing.
The draw is the setting. The Sandy River wraps the town, the Columbia is minutes away, and the Historic Columbia River Highway and the Columbia River Gorge begin right at the city limits, with Mount Hood on the horizon. Homes cost meaningfully less than in inner Portland, the I-84 commute is direct, and the riverfront parks, trails, and the one-of-a-kind McMenamins Edgefield keep things close to home.

02 · Community Detail
A river town with a small-town feel
Troutdale's population is around 16,000, making it one of the smaller cities in the east metro but one of the most scenic. It is largely a bedroom community, with most residents commuting to Portland or Gresham, but it keeps a genuine small-town center along the Historic Columbia River Highway, with shops, restaurants, a rail museum, and the riverside parks that give the town its character.
The neighborhoods run the gamut. Sandee Palisades is the most sought-after area in the east, with larger homes near the Sandy River. Sunrise, Beaver Creek West, and Treehill Park offer established, family-friendly streets, while the Glenn Otto Park area and historic downtown put you steps from the river and the town's dining and shops.
Most of the city is served by the Reynolds School District, with Troutdale Elementary, Walt Morey Middle School, and Reynolds High School in town, and a small portion of the city falls within the Gresham-Barlow School District. Boundaries vary by exact address, so we always verify the boundary for a specific property before you commit.
