What this means for buyers

Prices are roughly flat and inventory is ample, which gives buyers more homes to compare and more time for inspections, financing, and negotiation. A pre-approval and a clear list of must-haves still matter, because well-priced homes in strong neighborhoods continue to draw offers.

What this means for sellers

With market time lengthening, the first two weeks on market matter most. Price against current closed comparables rather than last year's values, and treat condition, staging, and presentation as equal partners to the list price.

About the City

A city of distinct neighborhoods

Portland sits where the Willamette and Columbia rivers meet, ringed by evergreen hills and with Mount Hood on the eastern horizon. The city is known for neighborhoods that each keep their own character: walkable main streets, craftsman and Victorian houses, parks within reach of almost every front door, and a food and culture scene that draws from the whole region.

Our guides to Portland are organized by district and neighborhood so you can compare the parts of the city honestly: commute, schools, market pace, and what a home in each area actually trades for. Six sub-area guides live on this hub now, each covering one district of the city, and more are on the way.
